A house and a shared building need different preparation
The right service starts with practical questions. Is water still flowing? Is one fixture affected or several? Does the shutoff serve your unit or multiple homes? Those answers help distinguish a local repair from a problem requiring wider coordination before the water can be turned off.
For home plumbing services, we clarify access to the basement, connections and equipment. For condo plumbing or an apartment, we also identify the person responsible for approvals, any common areas involved and building restrictions. A complete address, including the unit number, helps us prepare for the correct entrance and work area.
Match the service to the problem
Repair what is disrupting your day
Residential plumbing repair may involve one connection or several related components. We help identify the useful service without treating every symptom as a reason to replace the entire installation.
Leaks and unexplained moisture
A ceiling stain, a damp cabinet and a visible leaking connection call for different checks. Explain when water appears: constantly, during a shower or when a fixture drains. Our water leak repair service assesses the affected section. The wettest spot is not necessarily where the leak starts.
If water reaches another apartment, promptly notify the manager and affected occupants through the building’s contact process. Finding the cause, stopping the leak and restoring wet materials are separate tasks that need coordination. Explain any previous repair or recent work nearby.
Slow drains, blocked toilets and sinks
Tell us whether one fixture or several are affected, and whether water rises elsewhere when you flush a toilet or run the washing machine. These details help prepare drain cleaning and unclogging. Avoid repeated tests if an overflow is possible.
Report any chemical drain product already used, including its name when available. In a shared building, a problem in a common stack may require access beyond the trap in the unit where water appears. Access to other units must be arranged with the appropriate people.
Hot water and household fixtures
Loss of hot water may involve an individual tank or a shared supply. Before the visit, identify where the tank is located, which units it serves and the symptoms you have noticed. Our electric water heater service covers needs related to that equipment.
For a toilet, faucet or sink repair, send the brand and model if available. We distinguish the fixture, its connections and any proposed pipe changes. A customer-supplied fixture or component still needs to suit the actual installation, including mounting, clearances and connection positions.
Emergency plumbing in a condo or apartment
An active leak in one unit can quickly affect a neighbour. Stop using the affected fixture and close only an accessible, clearly identified valve that turns easily, when you can do so safely. Do not force a seized valve or operate shared equipment whose purpose you do not know.
Keep away from water near electrical equipment or wiring. For immediate danger, contact the appropriate emergency services. When calling us, explain whether water is still flowing, whether it is reaching the floor below and whether an authorized person can provide access to mechanical rooms.
Owner, co-owner or tenant: clarify who can authorize work
For a house, tell us who is ordering the work and who will attend. If you rent, promptly report the problem to the owner or their representative and keep the information you send. The Tribunal administratif du logement explains urgent and necessary repairs: a tenant arranging essential work is an exceptional measure, following efforts to reach the lessor, and is subject to the applicable conditions.
That framework is not general permission to replace an entire piping system or start a renovation. For planned service, have the appropriate person confirm the scope before booking access. In a condominium, clarify the private or common elements involved, the building’s rules and the representative to contact. Responsibility cannot be established solely from the location where water appears.
Also distinguish the person providing entry, the person approving the work and the party to be invoiced. These may be different people. Share the relevant contact details before the visit rather than assuming a neighbour, caretaker or tenant holds the required authority for every decision.
Prepare a workable shutdown and access plan
A local repair can sometimes be isolated at the fixture. If the valve does not close properly or the piping is shared, a different shutdown may be needed. Tell us where known valves are located and what access restrictions apply. Avoid promising neighbours an exact interruption length before the situation has been assessed.
The manager may need to arrange occupant notices, unit access, mechanical-room keys and a representative’s attendance. Explain permitted work hours, elevator arrangements, parking and any protection required in common areas. The responsible parties need to confirm that the necessary entry arrangements have been made.
When the outdoor service valve is involved
Closing an outdoor water service may require municipal coordination. In Montréal, the official process for closing, opening or locating a water service provides borough-specific guidance. Outside Montréal, check the process with the municipality concerned.
For planned work, empty the cabinet below the sink and clear the route to the equipment. Mention narrow access, a concealed hatch or pipes behind finished surfaces. Do not cut an opening yourself to speed up the visit: the useful access point needs to be established and the opening authorized.
During the visit
A clear scope followed by practical checks
STEP 01Assess the problem in its setting
We review your observations, previous interventions and building constraints. We assess whether the defect is local, whether several fixtures are connected to the symptoms and whether additional access is required. Photos support the discussion but do not replace an on-site examination of the affected installation.
STEP 02Explain the options and confirm the work
We clarify the proposed repair, required parts and access or shutdown conditions. If hidden deterioration changes the scope, additional work needs to be explained and approved by the appropriate person. A temporary measure to contain a leak should be distinguished from the permanent solution being considered.
STEP 03Restore service and share the findings
Connections that were disturbed and the function involved are checked when water is restored or the fixture is used. We explain relevant observations and any follow-up needed. Keep the service documents and report new moisture or unusual behaviour. Repairing one area does not amount to inspecting the entire building.
What influences the cost of residential service?
Access, pipe type, valve condition, available components and a shared shutdown can affect the work. An accessible repair under a cleared sink differs from tracing a leak between two apartments or reaching a connection behind a fixed cabinet. Tell us about previous attempts and any known recurring symptoms.
Ask what the proposal includes: assessment, parts, repair, testing and any access openings. Clarify finishing, drying and other trades separately. Explain scheduling constraints so the work can be planned around a realistic scope. A photograph alone cannot establish every hidden condition or support a guaranteed final price.
Questions about residential plumbing service
Do you work in houses, duplexes and condominiums?
Describe the building and give us the address when calling. We confirm availability, the appropriate service and access conditions. In shared buildings, coordination with the owner, property manager or condominium representative depends on the installations involved.
Can I call about an apartment that I rent?
You can describe the problem and ask what information is needed. Promptly notify the owner or their representative. Authorization for work must be clarified; urgent and necessary repairs follow an exceptional framework explained by the Tribunal administratif du logement.
Will the whole building lose water?
Not necessarily. It depends on the section being repaired and the condition of the shutoff valves. If a shared interruption is needed, it must be coordinated with the responsible people and affected occupants before the work whenever circumstances allow.
Can several small issues be handled during one visit?
Mention each problem before the visit, even if it seems minor. Parts, access and available time may differ. We clarify what can be planned together and what needs further preparation, rather than assuming every item can be completed at once.
